These Terms & Conditions govern your use of coopermodificationsct.com and your interactions with Cooper Modification LLC ("Cooper Modifications," "we," "us," or "our"). By using this website, requesting an estimate, or contacting us, you agree to these terms. If you do not agree, please do not use the site.
These website terms are not your construction contract. Any home improvement work we perform for you is governed by a separate written contract signed by both parties. Where these terms and that signed contract differ, the signed contract controls for the work it covers.
1. About Us
Cooper Modifications is a home improvement and roofing contractor located at 50 Cooper Ave, Milford, CT 06460, serving Milford and communities across Connecticut. 2. Website Content Is Informational
Everything on this site — service descriptions, project galleries, FAQs, timelines, warranty summaries, and financing information — is provided for general information. It is not an offer, a guarantee of price or availability, or professional advice about your specific property. Product availability, material pricing, manufacturer programs, and lead times change. We try to keep the site accurate but do not warrant that it is complete, current, or error-free.
3. Estimates and Quotes
- Estimates are free and carry no obligation.
- An estimate is not a binding contract. No work is scheduled and no price is fixed until a written contract is signed by both parties.

- Pricing may change if conditions differ from what was visible or disclosed at the time of the estimate.

4. Your Written Home Improvement Contract
Connecticut law requires home improvement work to be performed under a written contract that includes, among other things, the full agreement between the parties, our registration number, start and completion dates, and notice of your right to cancel. Your signed contract, together with any signed change orders and the written warranty documents provided with it, is the complete agreement for your project.
Right to cancel. Under Connecticut law you generally have the right to cancel a home improvement contract until midnight of the third business day after you sign it. The specific cancellation notice and instructions are included in your contract. Nothing on this website shortens, waives, or replaces that right.
5. Scheduling, Access, and Site Conditions
- Exterior work is weather-dependent. Start and completion dates in your contract may shift due to weather, material delivery, permit processing, or emergency storm response, and we will keep you informed of changes.
- You agree to provide safe and reasonable access to the work area, including driveway access for dumpsters and material delivery, and to secure pets and move vehicles and personal property away from the work area.
- You are responsible for disclosing known hazards and the location of septic systems, wells, irrigation lines, invisible fencing, and similar underground or concealed features.
- We are not responsible for damage to items you were asked to move and did not, or to unmarked underground features.
6. Concealed Conditions and Change Orders
Roofing, siding, window, and deck projects frequently uncover conditions that were not visible during the estimate — rot, structural damage, prior improper installation, mold, asbestos, lead paint, or code issues. Additional work needed to address these conditions is not included in the original price. We will notify you, and any additional work and cost will be documented in a written change order signed by both parties before we proceed.
7. Permits and Code Compliance
Unless your contract says otherwise, we obtain the building permits required for your project and perform work in accordance with applicable building codes. You are responsible for any homeowner association, historic district, or condominium association approvals, and for disclosing any restrictions that apply to your property.
8. Warranties
Workmanship warranty
We provide a [[ 10 ]]-year labor and workmanship warranty on qualifying installations. The specific coverage, exclusions, transferability, and claim procedure are set out in the written warranty document issued with your project. Manufacturer warranties
Materials such as shingles, siding, windows, and gutters carry warranties from their manufacturers, not from us. Manufacturer warranty terms, registration requirements, and coverage periods are set by the manufacturer and may require registration within a limited time after installation.
Exclusions
Warranties generally do not cover damage caused by storms, hail, wind exceeding rated limits, fire, falling objects, foot traffic, ice damming, structural settlement or movement, pest activity, neglected maintenance, work performed by others, or alterations made to our installation after completion. Warranty coverage may be void if the account is not paid in full.
9. Payment
Payment schedules, deposits, and progress payment terms are set out in your signed contract. Invoices are due on the terms stated. Overdue balances may accrue interest and collection costs to the extent permitted by Connecticut law. We reserve the right to pause work on an account that is past due, and to file a mechanic's lien as permitted by law.
10. Financing
Financing is offered through independent third-party lenders. Cooper Modifications is not a lender and does not make credit decisions. All financing is subject to credit approval, and rates, terms, and program availability are set by the lender and can change without notice. Advertised financing options and prequalification results are not commitments to lend. Your relationship with the lender is governed by their agreement and privacy policy.
11. Insurance Claims
We can inspect your property for storm or wind damage, document what we find, and provide a written scope and estimate for the repair work. We are not a licensed public adjuster and do not adjust, negotiate, or settle insurance claims on your behalf, and we do not provide insurance advice. Decisions about your claim rest between you and your insurer. We do not waive, absorb, or rebate insurance deductibles.
12. Referral Bonus Program
We offer referral bonuses of [[ $700 ]] for roofing and [[ $500 ]] for siding projects. Unless stated otherwise in writing:
- The referred project must be signed and completed, and the account paid in full, before a bonus is paid.
- The referring party must be identified by the customer before or at the time of the initial estimate.
- One bonus per completed project. Bonuses are not combinable with other offers unless we say so in writing.
- Bonuses are not available on self-referrals or on projects already in our pipeline.
- Bonuses may be reportable income. We may request a Form W-9 before issuing payment.
- We may modify or end the program at any time; changes do not affect referrals already qualified.
13. Photographs and Project Media
We photograph and video our work for quality records, warranty documentation, marketing, and our project gallery. Unless you tell us otherwise in writing, you grant us permission to use images of the completed work on our website, social media, and marketing materials. We do not publish your name, full street address, or interior photographs without your separate permission, and we will remove images of your property from our marketing on written request.
14. Reviews and Testimonials
Testimonials and ratings shown on this site reflect the experiences of individual customers. Results, timelines, and pricing vary by project, and testimonials are not a guarantee that you will have the same experience. We do not offer compensation in exchange for positive reviews.
15. Communications Consent
By giving us your phone number or email address, you agree that we may contact you by phone, text message, and email about your inquiry, estimate, appointments, and project. Message and data rates may apply, and message frequency varies. Reply STOP to opt out of texts or HELP for help. 16. Intellectual Property
The content of this website — text, photographs, project images, video, graphics, and the Cooper Modifications name and logo — is owned by us or our licensors and protected by copyright and trademark law. You may view and print pages for your personal, non-commercial use. You may not copy, republish, scrape, or use our content or images for commercial purposes without written permission. Manufacturer names and marks, including GAF, James Hardie, and TAMKO, belong to their respective owners and are used to identify products and certifications.
17. Acceptable Use
You agree not to use this website to submit false or misleading information, transmit malicious code, attempt to gain unauthorized access to our systems, scrape or harvest data, interfere with the site's operation, or use our forms or phone numbers for unsolicited solicitation.

20. Limitation of Liability
To the fullest extent permitted by Connecticut law, Cooper Modifications is not liable for indirect, incidental, consequential, special, or punitive damages arising from your use of this website, and our total liability for claims relating to the website will not exceed one hundred dollars ($100). Nothing in these terms limits liability for personal injury or property damage caused by our negligence, for fraud, or for any liability that cannot be limited or excluded under Connecticut law. This section does not limit or waive any right you have under the Connecticut Home Improvement Act or the Connecticut Unfair Trade Practices Act.
21. Indemnification

22. Governing Law and Disputes
These terms are governed by the laws of the State of Connecticut, without regard to conflict-of-law rules. Any dispute relating to this website or these terms will be brought in the state or federal courts located in Connecticut, and you consent to the jurisdiction of those courts. Disputes about contracted work follow the dispute resolution provisions of your signed contract.
Nothing here prevents you from filing a complaint with the Connecticut Department of Consumer Protection or from pursuing a claim through the Home Improvement Guaranty Fund where eligible.
23. Severability and Entire Agreement
If any provision of these terms is found unenforceable, the remaining provisions stay in effect. These terms, together with our Privacy Policy, are the entire agreement between you and Cooper Modifications regarding your use of this website.
24. Changes to These Terms
We may update these terms at any time. The "Last updated" date reflects the current version. Continued use of the site after an update means you accept the revised terms.
